Not only is purchasing real estate a complicated process, there are hidden things to consider that are not always obvious to the untrained eye. We have all heard about buying based on LOCATION, LOCATION and LOCATION. But how often do we really consider the home’s orientation on the lot?

Based on that orientation to the sun, the home may be too hot in the afternoon or too cold in the morning. Depending on what your likes and dislikes are, perhaps these should be strong considerations. These details will make sure you enjoy your new home for years to come. Do you like the sun waking you up in the morning or would you enjoy it being dark until you decide to get out of bed? There are fixes for these situations but it’s important to consider the house’s orientation prior to purchasing the property.

I have had more than one seller mention that the afternoon sun heats the living room to an unbearable temperature in the afternoon and they are selling for that reason. Even after taking steps to cool the home with dual or triple pane windows it is still uncomfortable enough to consider moving.

Other locations enjoy a cool breeze most of the year while others have only still air 90% of the time.  The real question is: what is most important to you?  Make sure your list has as many details as possible about your new home before beginning your search. You can get the right home for you and your family the first time when the details are considered. Remember the small things make the biggest difference, even if you don’t always think of them as important.  You can decide later if they are deal breakers – having them on your list will help you in the buying process.

Since a move is expensive these are good things to consider prior to your next purchase.
