The struggle with the City of Santa Barbara over mandatory Zoning Information Reports is finally over. The measure didn’t even have to go to the ballot to be discontinued – yay!
The Association of Realtors has been involved for more than a decade, requesting that the City wave their requirement for the Zoning Information Report. One of the most glaring issues with the Zoning Information Report was its lack of consistency from year to year . It was not unusual for one inspector to report a home with “no violations” and then the next instructor would construct an enforcement case costing the sellers thousands of dollars at the time they wished to sell the property with the same set of circumstances.
The ZIR was created in the 1950’s before Realtors has so many disclosures to protect the public during the purchasing process. Realtors now have many standard and statuary disclosures to give buyers, so the ZIR is out-dated and inaccurate. The good news is that there is no longer a mandatory ZIR Report required.
