Markets change daily and ours has a predictable change pattern. Over the past 10 months we’ve seen an increase in values from Carpinteria to Goleta. There has been a $60,000, average price increase so far this year. This is a steady market with opportunities for both buyers and sellers.
Currently we are in the Fall seasonal slow down, meaning the volume of sales are traditionally less per day than in the summer. This season brings out the motivated sellers. Those sellers who are serious about moving on with their lives, wishing to either move to a larger home or those wishing to down size, makes way for a new owner opportunity.
Both sides benefit in a slower market. Motivation encourages negotiations and lower interest rates allow buyers to purchase more house than earlier this year. Although there is not a huge supply of inventory in the lower price ranges of this area, there are still deals to be had and deal makers at the table. This is not a time to be missed by either buyers or sellers who wish to make a change. Some of my best deals each year are made between November and February.
